Do you actually close, or are you shopping it to a list?
Both, and we will tell you which. Depending on the deal we close with our own funds or with hard money. What we do not do is take your contract, disappear, and try to find somebody else to take it out while your clock runs. If we are not the end buyer on a particular deal, you will hear that from us up front, not on day 12.
How fast do I get an answer?
Fast, because the rehab number does not have to go anywhere. We are a general contractor with our own crews. Most cash buyers have to send your photos to a contractor and wait. We are the contractor. Send the address, photos, and your number and we will work it same day where we can.
Do you need to walk the property?
Usually yes before we go firm, and we can typically get out there within a day or two. For a rough read we can work off good photos and the address. If access is tight because of tenants or a probate situation, tell us and we will work around it.
What is your buy box?
Single family, condos and townhomes, and small multifamily across Lake, Porter, and LaPorte counties. Condition is not a filter for us: fire and water damage, hoarder houses, code violations, vacant, boarded up, and tenant-occupied are all fine. What matters is whether the number works against real rehab costs and a real ARV.
Will you send proof of funds?
Yes, on request, once we have a deal we actually want. We would rather have a real conversation about the number first than trade paperwork on a deal neither of us is going to do.
How do you handle the assignment?
However your contract is written. We are comfortable with a standard assignment through a local title company. Send the contract with the deal so we can look at the terms, the closing window, and the earnest money before we commit to anything.
What if the number does not work?
We tell you why. You will get the ARV we are using and the rehab we are carrying, so you can go back to your seller with real information instead of a shrug. Wholesalers who know why we passed usually bring us a better deal next time.
